Payment Terms (Optional – Recommended)
  • All payments shall be made in favor of SHRI SHYAM CITY through approved banking channels.
  • Delayed payments may attract applicable charges as per company policy.
  • Registration and stamp duty charges are payable as per government norms and are not included unless specified.
  • Possession / registry shall be processed only after receipt of full and final payment.
Terms & Conditions
  1. Application & Legal Awareness: The intending Buyer(s) has applied for registration of the Plot / Unit with full knowledge and understanding of all applicable laws, rules, notifications, zoning regulations, and local authority guidelines governing the area. All such details have been explained by the Company / Company Sales Representative and are fully understood and accepted by the Buyer(s)
  2. Title & Due Diligence: The intending Buyer(s) has fully satisfied himself/herself regarding the Company’s ownership, title, and interest in the land/property. The Buyer(s) understands all limitations, obligations, and conditions related to the property and confirms that no objections exist at present or in the future.
  3. Cancellation & Forfeiture:
    • In case of cancellation within 7 (seven) days from the date of booking, no deductions shall be made and the booking amount shall be refunded.
    • In case of cancellation after allotment confirmation, 10% of the total unit cost shall be forfeited by the Company, and the balance amount (if any) shall be refunded as per company policy.
  4. Layout, Area & Specification Changes: The Company reserves the right to make suitable and necessary changes, modifications, or alterations in the layout, plan, size, dimensions, or location of the plot/unit, as may be required due to technical, administrative, or statutory reasons.
    The final measurement of the plot/unit may vary at the time of allotment/registry. Any increase or decrease in area shall proportionately affect the total cost.
  5. NRI / Foreign Buyer Compliance: In case the intending Buyer(s) is a Non-Resident Indian (NRI) / Overseas Citizen of India (OCI) / Foreign National, the Buyer(s) shall be solely responsible for compliance with FEMA, 1999, RBI guidelines, and all other applicable laws, including remittance of payments and submission of required documents/- declarations.
    In the event that any statutory approval or permission is refused or found deficient at a later stage, the Company shall refund the amount received (without interest) as per applicable rules, and the allotment shall stand cancelled.
  6. Delay in Payment: The Company reserves the right to cancel the registration/allotment if any installment or payment remains unpaid beyond 45 (forty-five) days from the due date, without further notice, subject to applicable forfeiture rules.
  7. Taxes & Statutory Charges:Allottees shall bear and pay all applicable stamp duty, registration charges, GST (if applicable), development charges, conversion charges, external/internal development charges, and any other statutory levies, as imposed by the Government or local authorities from time to time.
  8. Buyer Agreement Execution:The Applicant(s) shall execute the Company’s standard Plot / Farm Land / Unit Buyer Agreement as and when required by the Company, on the prevailing format and terms applicable at the relevant time.
  9. Jurisdiction:All disputes, differences, or claims arising out of or relating to this registration/application shall be subject to Noida jurisdiction only.
  10. Document Submission:The Buyer(s) must submit self-attested copies of valid Address Proof and Identity Proof along with this application. The Company reserves the right to seek additional documents for KYC, compliance, or statutory purposes.
  11. No Assurance Beyond Written Terms:Any verbal assurances, representations, or commitments made by sales personnel shall not be binding unless expressly mentioned in writing and approved by the Company.
  12. Acceptance of Terms:Submission of this registration form along with payment shall be deemed as unconditional acceptance of all the above Terms & Conditions by the Buyer(s).
Declaration – Plot (Residential / NA Plot)
  1. I/We confirm that I/We have carefully read, understood, and accepted all the Terms & Conditions, rules, layout plans, and payment schedules of the project and agree to abide by the same.
  2. I/We understand that the plot allotted to me/us is part of a larger layout and that internal roads, open spaces, amenities, and common areas are planned as per approvals and may be subject to change by competent authorities.
  3. I/We agree that the plot number, location, dimensions, and area may vary at the time of final demarcation, allotment, or registry as per Government norms, survey reports, and site conditions, and the total consideration shall be adjusted accordingly.
  4. I/We acknowledge that development timelines (roads, drainage, electricity, water lines, street lighting, etc.) are subject to statutory approvals and external factors, and no claim shall lie against the Company for delays beyond its control.

  6. I/We confirm that construction, if any, shall be carried out only as per local authority norms, layout approvals, and building bye-laws, after obtaining necessary permissions at my/our own cost.
  7. I/We accept that taxes, stamp duty, registration charges, development charges, and any future government levies shall be borne by me/us as applicable.
  8. I/We confirm that I/We have independently satisfied myself/ourselves regarding the title, ownership, and interest of the Company in the land and have no objection now or in the future.
